“Are there any hidden fees when buying land from you?”
Absolutely not. Our fees are clearly identified on our site. There may be additional fees assessed by the Closing Agents (recording fees, title insurance, etc.). These vary by location, but we strive to provide these to you up front. We use reputable Title Companies (and occasionally Law Firms) to complete our closings. “Are you a Real Estate Agent?”
No. One of the reasons we can offer our properties below market value is because we do not use realtors. We do our own due diligence; we write our own contracts. We also do not pay commissions to Real Estate Agents. The commissions we save are
reflected in the below-market prices we offer to our customers.
“How can you sell your properties below market value?”
Our systems are designed to target properties that fit our portfolio (we acquire in lower demand areas, and hold until the demand increases). We use multiple databases, County Property Appraiser records, as well as third party analysis tools to determine the best properties. We target those properties at a predetermined price. We do all of our own due diligence.
We do not use Real Estate Agents or Brokers and thus pay no commissions. We find great properties at great prices. When we offer properties for sale, our goal is to sell them quickly and use the proceeds to target more properties. When we price our land below the current market value, the property sells quickly and we are able to use that money in our next deal. We, along with our customers benefit from our business model.
“Can I build a house or put a mobile home on the property while I am paying my loan?”
For the most part, yes. If you are building a home and getting a mortgage, your
financial institution would prefer you not to have a separate note on the property. We will work with them to incorporate the land into your home loan. This is the same if you are purchasing a mobile home for the property.
For all other scenarios, you must talk to us in advance, and have our written authorization before proceeding. We must ensure that all local building requirements
and covenants are being adhered to before the property is fully paid.
